Rental Application


Thank you for your interest in renting a home from TransCity Property Management. Please view the property before applying.


We are pledged to the letter and spirit of the U.S. Policy for the Achievement of Equal Housing Opportunity throughout the Nation. We encourage and support a program without barriers to obtaining housing because of Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin.


Our application process is the same for all people that are interested in renting a property that we manage.  These minimum standards must be met to rent the property you are interested in.  Please read them carefully if you decide to apply, as the application fee of $60.00 per applicant is not refundable. 


After being approved, you will be sent an electronic lease, and you will need to bring in a $250.00 admin fee and the entire security deposit in certified funds (cashier check / Money order).  Both the completed lease and funds will need to be submitted within 48 hours of qualification. If, for any reason, you fail to execute this agreement, all funds may be forfeited as liquidated damage,s and the lease will be canceled. We will place a temporary hold on the property but will not take the property off the market until the lease is signed and the money is paid.


Applications are processed on a proprietary algorithm based on rental history, income, credit score, employment history, criminal history, and credit history. If your application is not strong enough, an additional security deposit and/or a co-signer may be required.



In addition to the monthly rent, most of our homes have a rental sales tax. This is a percentage of the rent and varies according to the city the home is located in. There is also a monthly $10.00 admin fee and a $20.00 energy and preventative maintenance fee, which includes an air conditioning filter installed every other month.


Rental Criteria

  • Identification
  • A valid government-issued photo ID for all applicants
  • Occupancy Requirement
  • No more than 2 occupants per bedroom plus 1 per home
  • No more than 3 unrelated people if the home is in Tempe
  • Income
  • At least 3 times the monthly rent required
  • Employment Verification
  • Current pay stubs must show year-to-date income and a W-2
  • Two years of continuous employment must be documented
  • If you are self-employed, you must provide a 1099 or W-2 and 2 years of tax returns
  • Rental History
  • At least 2 years of landlord history and landlord contact information
  • Copy of the tenant ledger provided by the current landlord
  • Living with or renting from relatives does not constitute an acceptable landlord reference
  • Proper notice must be given to the current landlord, and all obligations must be satisfied.
  • If you own your home and have been living there for the past 2 years, list your mortgage company as your landlord. 
  • Credit Check
  • If the combined average credit score of the applications is below 650, you may still be approved with an additional security deposit, but anything below 550 will probably not be approved.
  • Collection accounts and past-due accounts will negatively affect your chances of qualifying.
  • Criminal Check
  • Certain criminal activities can affect approval. These include CUI’s, drug possession, sexual crimes, and violent offenses.
  • Animal and Pets
  • ALL applicants must fill out Pet Screening, whether or not they have an animal
  • There is a $20 per pet charge. There is no charge for non-pet owners or assistant animals.
  • Each animal must have its own profile.
  • We do not allow Akitas, Alapaha Blue-Blook Bulldogs, Some Terrier breeds, Wolf dogs, Chows, Dalmations, Dingos, Dobermans, Great Danes, Mastiffs, PitBulls and Rottweilers. If you have a question about a certain breed of dog, please contact us before applying.
  • There is an additional monthly pet admin fee based on the screening score determined by Pet Screening. No fees will be charged for assistance animals.
  • All occupants 18 and older must fill out their own application. 
  • Anyone under the age of 18 must be listed as an additional occupant. Applications will not be fully processed until applicants have completed the application and provided all required documentation.
  • Documents that must be uploaded during the application process.
  • Government-issued ID (driver’s license or passport)
  • Proof of income
  • 4 recent pay stubs showing year-to-date totals. (or 2-years tax returns if self-employment)
  • Document proof of any additional income, including but not limited to Social Security income, Student loans, or income from other government sources.
  • Copy of your tenant ledger from your current landlord.
  • Any other income or documentation that we need to see


Grounds for denial

  • If you owe any landlord a past-due amount, your application will be denied
  • Any fraudulent, false, or misleading information will result in a denied application. All information, phone numbers, dates, signatures, or other required information must be provided in full, accurately, and in a legible form 
  • Current evictions or evictions in the last 2 years will not be considered.
  • Violent criminal offenses or convictions, certain sex offenses, and certain drug-related offenses can be grounds for denial.



Other information and Instructions

  • Smoking any substance is prohibited at or on the property. This includes tobacco, marijuana, e-cigarettes or any other substance.
  • Due to identity theft and privacy issues, we do not provide mail keys or lockout services. You must contact the post office near your property to obtain a mail key. The post office may charge a fee for this service.
  • Pest control is the tenant’s responsibility.
  • All occupants are required to carry renter’s insurance with a minimum of $100,00 liability for damage. TransCity Property Management must be added as additional insured on the policy. 
  • You will be asked to provide an emergency contact. This person CAN NOT live at the property. We will contact this person in the unlikely event that you pass away, become incapacitated, become incarcerated, or we cannot find you. This person will be given access to your home for the purpose of removing your possessions.
  • There are no verbal agreements. The property is rented in an as-is condition other than agreements in writing. If, after viewing the unit, you see something that does not meet your expectations, any request to change the current condition of the property or terms of the lease agreement must be approved in writing before filling out the application.
  • If a co-signer is also applying to meet the requirements, the minimum required refundable security deposit for the rental will be 1.5 times the amount of the rent. In addition to the same qualifications as the applicant, the co-signer will need to meet the following requirements for the application to be considered:
  • The co-signer must have a credit score of 720 or higher.
  • The co-signer must have a gross income of 5 times the monthly rent.
  • The co-signer must be a resident of Arizona.
  • The co-signer must be prepared to provide 2 years of residential history as well as contact information for the rental references.
  • The co-signer must be able to provide proof and upload verifiable documentation of 1) a government-issued ID, 2)proof of income, and 3) residential history.
