Monthly Statements
We send a monthly statement that includes 1) a simple cash-in, cash-out report to understand the monthly distribution and property balance, 2) a cash flow report that shows totals of GL accounts and YTD totals, 3) copies of any invoices that we paid on your property.
Sales Tax License Acquisition
Arizona requires that a rental tax is charged in most municipalities. We help the property owner in acquiring their sales tax license.
Collecting, Filing, and Paying Monthly Sales Tax
We collect the tax from the tenant and file and pay the monthly sales tax forms with the state of Arizona
HOA Point of Contact
We take care of helping you deal with your HOA. We will receive any HOA notices of non-compliance, contact the tenant to make sure they observe any HOA rules and regulations, charge collect from the tenants any fines that the tenants may incur, and forward this money to the HOA.
Security Deposit Disposition at Move-Out
We do a thorough walk-thru of the home after the tenant moves out. We get a bid to fix or repair any damages and then bill the tenant. We send the security deposit disposition to the tenant to meet all the requirements of the Arizona Landlord Tenant Act.
