Owner Guarantees

Eviction Guarantee 

If a tenant ever needs to be evicted from your property, we will reimburse you up to $1000 for legal costs and fees. (See our eviction damage guarantee for details)

Contract Guarantee 

While the management contract does have an ending date 1-2 years into the future, you can cancel with 30 days' notice with no termination fees or penalties.

Tenant Placement Guarantee

 If we place a tenant and they break their lease during the first 12 months - we will release it for free.

Owner Distribution Guarantee

 We will send your monthly proceeds by the 20th of each month by ACH direct deposit to your bank account.

Management Fee Guarantee

We only get paid when we collect rent from your tenants. We charge a percentage of the rent collected.

Leasing Fee Guarantee

 You don't pay us a leasing fee until we have a signed lease and the rent and deposit money paid from the tenant.

Response Time Guarantee

 We commit to responding to your communication within 24 business hours

Pet Damage Guarantee 

We will reimburse you up to $1,000 if pet damage should occur over and above the security deposit. (See our Pet damage guarantee for details).

Legal Compliance Guarantee

Our lease agreement is reviewed and approved by a top Arizona landlord law firm. We operate in compliance with fair housing, Arizona habitability, application screening, and right-to-cure laws.
