With the details you provide and public information, we design a marketing profile for your property. The profile and pictures of your property will be posted on a syndication of popular rental marketing websites.

Home Showings

We use a secure self-showing lockbox system.  Potential renters can register and view your property on the weekend, holidays, or evenings at their convenience. Using this technology, every interested prospect can view the property.

Tenant Screening

After an application has been submitted, tenants are screened for income, employment, credit and background, evictions, and felony convictions. Landlord verification is done by confirming the public records of owners when available.  Our background report also discloses a past or current bankruptcy. We also use a pet screening platform to verify animals that a tenant may have. Pre-screened tenants complete the rental application form online, and we create a profile of the prospects' credentials; based on our scoring process, we approve or deny the application.New Paragraph

Move-in and Move-out Walk-Through

When a tenant gives notice to move out we send them a thorough list of requirements they need to meet to get their deposit back. We create a move-out walk-through report that we provide for you. We do a property disposition of the tenant’s deposit in accordance with state laws.  Any damage that is not associated with normal wear and tear may be charged to the tenant and deducted from their security deposit. We will work with you to make sure that the property is rent-ready and that all issues are taken care of before a new tenant moves into the property.

Before we begin to manage your property we do a rental analysis using public information to determine a suitable rent range and a price that we should market your property for.

Make Ready Project Management

A vacant property is often where the greatest loss of income and cash flow occurs.  Getting your property ready to rent again after a tenant moves out is a very high priority.  We will confirm with you to keep the last month of rent from the current tenant to have it on hand to immediately begin to work on the property once we have determined what needs to be done.  We will send you a recommendation for repairs or maintenance that your property needs.

Pet Screening

We require all prospective tenants to use petscreening.com to declare whether or not they have an animal.  We assess monthly administrative fees that we retain based on their scoring system.  We cannot charge fees or deposits  or decline service animals or ESA (emotional support animals)  If pets that are screened through PetScreening.com cause damage in excess of the security deposit, we will guarantee $1000 to cover damages.

Lease Preparation & Signing

Once an applicant is approved, we prepare and execute the lease agreement on your behalf.  The standard lease is for 12 months. We use an electronic platform to send the lease to the tenant for signing.  We collect a security deposit slightly higher than one month’s rent and the first month of rent when we sign the lease and give the keys to the new tenants.
