    Although an eviction is rare, we are able to oversee this legal process if necessary. AZ law requires an attorney to do this, but we have discounted prices which we pass on to you. We also facilitate all the paperwork and coordination and do not charge any extra for this extra work.

  • Lease Renewal Process

    We prepare a market analysis and negotiate a lease renewal with the current residents. We consider the current market rate, the quality of the current resident, length of tenancy, and much more. We never want to lose a great resident over a rent increase, so we always work with the owner of the property in our negotiations. We try hard to avoid the expense of a turnover.

    Each rental property owner is required to have a rental tax license for each property. (some county islands are exempt) We help the owners get this license. We collect the tax from the tenant, file out the monthly tax form and pay the tax, so you do not have to worry about this tedious governmental task. A lot of property managers do not do this or charge extra for it.
